The Ibiza property market is hotter than ever. The island, once a bohemian retreat for creatives and free spirits, has evolved into a magnet for high-net-worth individuals, discerning expats, and international investors looking for the ultimate Mediterranean lifestyle. Demand remains sky-high, with limited supply keeping prices firm, and prime real estate—particularly in sought-after micro-neighbourhoods—rarely sitting on the market for long. Whether it’s a contemporary Blakstad-style villa or a hilltop retreat with seamless indoor-outdoor living, buyers are chasing a slice of Ibiza’s magic. But navigating this world isn’t for the faint-hearted. Enter Diana, a Prime Sales and Listing Representative at Lucas Fox Ibiza, who has spent over seven years in this crazy world.
We caught up with her to get the inside scoop on Ibiza’s ever-evolving property scene, the trends shaping the market, and, of course, a few jaw-dropping client stories.
Who are you, and what do you do?
I am a Prime Sales and Listing Representative at Lucas Fox Ibiza. At 42 years old, I’ve been with the company for over seven years. Throughout my time here, I've had the opportunity to grow in both the commercial and legal aspects of the business, navigating the challenges of guiding properties from listing to sale.
Do you enjoy being a real estate agent in Ibiza? What are the best and worst part of the job?
Of course, I absolutely love this job! The most important aspect of this challenging job is to love it and enjoy it to the fullest while navigating through ups and downs. My years with the company are proof of my passion for this fascinating "game," where no two days are the same. There’s no routine, and every transaction tells a unique story. Each time, you essentially start from scratch, following the necessary steps and guidelines, but always adapting, because each buyer and seller brings their own unpredictable elements to the table.
Any wild, surprising, or heartwarming buyer stories you can share?
There are several memorable stories that come to mind. One is when a client and I jumped on beds and sofas after over two years of searching and viewing more than 40 properties, when we finally found the perfect Ibiza home. I called her before we even officially listed the property, sending her pictures and urging her to book a flight immediately. The next day, I showed it to her and her husband, and we made an offer right after. A day later, they were in Ibiza and (after jumping on every bed and sofa) we shared a glass of wine in what would soon be their new home.
Another special story is with a well-known client who hadn’t planned to buy in Ibiza anytime soon. While on holiday, they got in touch with our office to ask for a quick tour, wanting to learn more about the areas and the island in general. They were upfront and very honest about not intending to purchase that year. I immediately arranged a tour of five excellent villas in top locations. That afternoon, I rushed back to the office to prepare an offer. While visiting one of the properties, something unique happened that made them see it as ‘the sign’ they had been waiting for. In the past, they promised that whenever an event or sign happened, they would act on it. Looking back, I realise that while they loved the house and the secure neighbourhood, without that ‘moment’, they might not have acted on it nor any other villas we visited and might have waited another year (or two). Now, they're happily decorating their new home, grateful they followed their hearts.
Which micro-neighbourhoods are blowing up, and which are overhyped?
A few years ago, Cala Llenya, a picturesque neighbourhood in Ibiza, surprised everyone when property prices suddenly doubled over one winter, revealing a sharp rise in demand. Since then, the area has been steadily growing, attracting mainly German-speaking expats. Can Furnet has always been in high demand too. While the community is dense and lacks privacy, its appeal remains strong due to its close proximity to the city and the breathtaking views of the sea and city.
What’s the #1 mistake foreign investors make when buying here?
One common mistake is working with multiple agents without taking the time to carefully research and select one or two true professionals to manage your property search. Ibiza’s market is unique and differs greatly from others. It has many nuances, and it takes a knowledgeable, experienced, and honest agent to guide you through the process. From identifying the best properties, starting negotiations, choosing the right lawyer for legal checks, to closing a successful deal, you need someone who truly understands the market.
How will political shifts in the UK and US impact Ibiza’s property market—higher taxes, new restrictions, sustainability laws?
I don’t believe Ibiza’s market will be significantly affected by either situation. Unlike other markets, purchases here are not driven by necessity or urgency, and therefore less susceptible to things such as political shifts. While countries like the Netherlands and France have experienced price drops and a more cautious attitude from buyers due to political movements, we’ve had our best years yet. Interest in Ibiza continues to grow, and any changes only seem to encourage buyers to invest more in this incredible market that has proven to be a strong and attractive choice. Even with some restrictions, I’m confident that buyers will always find a way to navigate and make things work.
Is the Balearic government moving towards restricting foreign ownership?
There’s quite a bit of uncertainty surrounding this topic. However, we believe that local authorities recognise the importance of maintaining the current dynamics to sustain the high demand driven by ongoing tourism. To do so, they understand the need to allow developers to continue building. In this context, I can see a growing interest in supporting residential properties that meet specific legal criteria, with some town halls lifting certain restrictions to allow owners to apply for property legalisation.
What’s the latest on short-term rental laws — more opportunities or more headaches?
As of February 2025, Ibiza has implemented stricter regulations for short-term rentals, introducing both challenges and opportunities for property owners.
Key Developments:
Mandatory Registration: Starting in January 2025, property owners wishing to rent out their homes for short periods must apply for a registration number at the nearest property registry. Without this number, properties cannot be advertised on any short-term rental platform. Platforms that fail to require this number from landlords will face penalties.
Single Registry of Short-Term Rentals: The Spanish Government has advanced in the regulation of tourist rentals through the implementation of Regulation (EU) 2024/1028 and Royal Decree 1312/2024, which establishes the Single Registry of Tourist Rentals. This registry aims to streamline the process and ensure compliance among short-term rental properties.
Increased Scrutiny: The rental market is under increased scrutiny, with new laws affecting both short-term and long-term rentals. Property owners utilizing platforms like Airbnb may face stricter regulations aimed at balancing tourism with community well-being. These measures are designed to ensure fair competition and address housing availability concerns for local residents.

While these regulations may present initial challenges, they also offer opportunities for those who comply. What architectural styles are buyers after in 2025 and what aesthetic?
In Ibiza, while minimalism is a timeless trend, we are often asked for more of a Mediterranean feel, like the famous Blakstad or Finca style - with a contemporary twist. It’s always about keeping the island vibe alive, and being surrounded by the colours and elements that you find in nature on our beautiful island: stone, sand colour, Sabina, pines and olive trees etc

Which nationalities are leading the Ibiza property market this year? Any surprising newcomers?
As always, most Europeans would be happy owning a house in the Balearic Islands or the coast of Spain! More recently we have had a high number of North American buyers, who are showing serious interest in buying in Ibiza.
If there was one thing you could change about the Ibizan property market, what would it be?
The legal complications and the dynamic of the whole process. I would speed it up x10. Haha.
What is your favourite restaurant in Ibiza and where would you choose to watch the sunset?
For a truly exquisite dinner, I always prefer to choose a place tucked away from the busy commercial and tourist areas. One of my favourites is Casa Maca. The food is on the pricier side, but it's well worth it for the high-quality meal. When it comes to watching the sunset, there are only a few spots I’d recommend, not just for the view but also for the atmosphere (there’s always great music and a fantastic crowd). Some of my top picks include Cotton Beach Club in Cala Tarida, Sunset Ashram in Cala Conta, and Café del Mar or Café Mambo in San Antonio.
